OUR PROCESS FOR PURCHASING LAND
INITIAL CONTACT
Whether you reach out to us with property to sell or we contact you via an offer letter, the process is the same. We’ll ask some basic questions about the property – how long you’ve had it, condition, road access, etc. This will give us a better idea of the true value of the land.
PROPERTY RESEARCH
Following the initial conversation, we’ll do some basic research on the property to get you a more accurate offer. If we agree on a sale price, we’ll go through title and closing. Depending on the property and location, we may perform the title search in house and self-close or we may work with a local title company and handle closing through them. Regardless, we cover the full expense of the title process. There is no cost to you.
CLOSING
Once the title process is complete, either we or the title company will send you the documents to finalize the sale. How this is done will depend on the title company used for closing, but when we handle title in house, we send everything via an online signing service which allows all parties to sign and save the documents.
PAYMENT
Most transactions close through escrow, but for smaller sales – those under $6,000 – we’ll typically just pay you directly via mailed check. In these situations, payment is approved when the closing process is completed and everything is recorded with the county.
